It is a great time to be in the Bow Valley.  Visitors and locals alike are enjoying fresh snow and great conditions at the ski hills, the Nordic centre and backcountry. 
 
The Canmore market continues to be very strong with new buyers coming to market and joining existing buyers that have not been able to find the right property.  Our listing inventory dropped over 5% from February which is surprising as generally as we move into spring we see the listing inventory. Comparing the listing inventory year over year is a lot more dramatic with a reduction of more than 41%.
 

 
 
The market continues to show its strength especially as we compare the year over year numbers for the month of February.  The total number of sales saw an increase of 24% while single family homes saw the number of sales double year over year with an increase of 11% in median price which is equal to close to $85,000.  Number of sales for condos (both apartment and townhome) were very similar year over year but the apartment style condos saw a median price range increase of just under 19%.  Lastly the hotel condo market is quite strong with multiple offers and that was reflected in almost double the sales and an increase of over 67% in the median sales price
 
We are expecting to see listing inventories rise although less than other years.  As we continue to see the demand rise and with supply staying low, prices should continue to rise depending on the market segment.

Reporting the sale of your principal residence for individuals (other than trusts)

 

On October 3, 2016, the Government announced an administrative change to Canada Revenue Agency's reporting requirements for the sale of a principal residence.

When you sell your principal residence or when you are considered to have sold it, usually you do not have to report the sale on your income tax and benefit return and you do not have to pay tax on any gain from the sale. This is the case if you are eligible for the full income tax exemption (principal residence exemption) because the property was your principal residence for every year you owned it.

Starting with the 2016 tax year, generally due by late April 2017, you will be required to report basic information (date of acquisition, proceeds of disposition and description of the property) on your income tax and benefit return when you sell your principal residence to claim the full principal residence exemption.

What's Happening in Canmore!

 

CROSS COUNTRY SKI NATIONALS 2017

LOCATION: CANMORE NORDIC CENTRE PROVINCIAL PARK

MARCH 18, 2017 - MARCH 25, 2017


 

The 2017 Cross Country Ski Nationals will be held at the Canmore Nordic Centre in Canmore, Alberta from March 18 – 25.

Hosted by the Canmore Nordic Ski Club, the event will attract more than 1000 athletes, coaches and parents from across the country. The venue is the site of the 1988 Olympic Winter Games Nordic events and has over 60 kilometres of groomed trails and the largest snowmaking system in North America.

Come participate or cheer on the athletes in this welcoming Canadian Rockies community.

When:​ March 18 – 25, 2017
