Sales up 35% in Canmore for January 2016

January 2016 has been a very strong month, Sales are up 35% over the 9 year average in the Canmore Real Estate market and almost 200% from a dismal January 2015.  Interestingly the 13 year sales volume average is 34.25 units sold per month vs the last 12 months sale volume average of 33.75 units sold per month, so about .5 of a percentage point higher though our year over year sales volume is off 13% from a stronger 2014 mostly from slower sales in the last part of 2015.

The Buyers are still mostly Canadians but we have seen an increase in interest from Buyers from the UK and the US and sprinkling from Asia.  Drew and I were interviewed last month and the story ran in many publications including the Calgary Herald, Vancouver Sun, Globe and Mail and National Post plus a CTV TV interview that Drew flourished in.  The low Canadian dollar is certainly helping keep Canadians here and bring new interest from afar.

Our listing inventory will typically increase through the next few months, presently our 12 month listing inventory average is 250 active listings and this month we have 229 and the 3 year average is 223 and as you can see looking at the graph we are presently just under the 2015 Feb. active listing inventory.
The average and median sale prices are trending higher but I really do not like these figures as they do not represent what a specific property price may be but it looks positive.
Drew and I are cautiously optimistic about 2016 and are hopeful that our market continues, since Christmas we have seen more new buyers coming to us than any time in the last 10 years.  This year to date we have seen strength in all segments of the market entry level, weekender, mid range and we just found a beautiful home for an out of Province buyer over $3,000,000.
