With the fall season well and truly upon us (and ski season inching ever closer!), we have had a chance to look at our latest quarterly numbers for 2015. Despite the turbulence earlier in the year from lower oil prices and a changing provincial government, we have seen very stable numbers for Canmore real estate as we move into the final quarter of 2015.
 
3rd Quarter total sales volume in the Canmore Real Estate market were slightly higher than the 5 year average, 3% higher to be precise.   3rd quartertotal sales volume has been as low as 71 in Q3 of 2011 and as high as 126 in Q3 of 2013 while last year Q3 was 112 and this year Q3 sales are 107.

-5 year average sales volume for Single family homes was 25.5 while Q3 2015 was a slightly softer 23
-5 year average sales volume for Condos was 34 while Q3 2015 was a marginally stronger 36
-5 year average sales volume for Hotel condos was 10 while Q3 2015 was a slightly stronger at 14
          
During September 2015, we had 2 new brokerages join our local group, resulting in the listing inventory increasing our total Canmore Real Estate market listing inventory numerically by 35 listings. When we strip these 35 listings out, however, our inventory is actually lower by about 20 listings net from where we would have been without these new brokerages, so when you look at the listing inventory graph below this will need to be considered.  The bottom line is we have not seen our inventory grow.
 
The September 2015 total sales of 34 seemed a little slower than normal, but when compared to the 35 total sales of September 2014 and the 5 year average of 35.5, these sales totals show that we are in line.  Looking ahead, I feel that October will be a slower month for sales given the upcoming Federal election but I think we will see a bounce back for Canmore real estate in November.
 
As always, Brad will be involved with the Banff Alpine Racers and Bow Valley Quikies Annual Ski & Sport Swaps over two weekends this October, the 16th and 17th in Canmore at the Canmore Nordic Centre, and the Train Station in Banff on October 23rd & 24th. This fundraiser provides a fantastic and affordable way for skiers of all ages to pick up ski and snowboarding equipment and clothing, and has become a wonderful signal for the community that ski season is almost here! Home Improvement Choices - In the Kitchen!
 

   Nowadays, kitchens are not only built for food preparation and dining, but also for entertaining. This is especially apparent when you consider how many kitchens have adopted an open concept floor plan, making them easily accessible from other rooms in the home. Why not make your kitchen both functional and beautiful, increasing your enjoyment of it on multiple levels? Start by examining your kitchen countertops, one of the most prominent features of any kitchen. Here are the top three most popular countertop choices among homeowners with big and small budgets: 

1. Granite: Granite is, by far, the most popular choice amongst homeowners shopping for countertops. It comes in a wide variety of colours and natural patterns to suit the style of almost any kitchen. Before it makes its way to your home, granite is typically treated with a special stain-resistant sealer that can last up to 15 years.  A few things to consider, however, in that installed countertops should be cleaned on a regular basis using a stone cleaner to maintain an optimal finish, and the cabinets they will resting on will also need some extra support because of the weight of the stone. Granite is a beautiful addition to a home and a great choice when considering resale value, but it comes at a price. Depending on the type of granite you choose, you can expect to pay anywhere between $70 to over $250 per square foot. 
 
2. Quartz: Another stone surface that has gained in popularity in recent years is quartz, such as those made by Caeserstone. Quartz countertops enjoy the same great look and feel of granite tops, but come at a lower price point and provide a little more opportunity for customization. Another important feature of quartz countertops is the fact that they aren’t porous like a natural stone top like granite, meaning spills of certain liquids like wine won’t potentially cause lasting stains!


3. Wood: Wood is a traditional countertop that is both aesthetically pleasing and highly functional. Despite some perceptions, wood is not a breeder of germs and bacteria. In fact, some studies have shown that wood cutting boards can be safer than plastic cutting boards.  Wood countertops are produced from dense wood, such as walnut, oak, cherry, or rock maple and are often sought-after for their unique characteristics. They are one of the only countertop types recommended for cutting and chopping upon. However, be aware that wood countertops often require high maintenance, as they are prone to warping and cracking without proper care. With proper maintenance though, the risk of this occurring can be mitigated, if not avoided all together. In terms of price, wood countertops vary by type, but are usually on par with high quality granite countertops. 

It is important to do your research when shopping for a countertop to ensure your selection is not only fitting with the style of your home, but also fitting with your lifestyle and budget. Finally, don’t forget that upgraded kitchens are always one of the biggest draws to buyers, so if you are thinking of doing some upgrading with an eye towards resale, start in the kitchen!
