2nd best Quarter after Spring 2006!
With Snow in the air and lots to be thankful for we want to wish you a late Happy Thanksgiving and hope you were able to spend it with those you love.
The market has been incredibly strong in activity with pricing staying quite stable in most market segments and price categories. We are seeing some pricing moving gradually upwards and others pulling back ever so slightly depending on demand. With just over 200 listings on the market we are starting to see some frustration from some buyers that are not able to find what they are looking for. If you have been considering selling but waiting for the right time please let us know. While buyers are having some challenge finding the right home, with the Alberta economy there is a constant concern of paying too much which seems to be keeping many prices in check.
Year over year sales numbers for September 2016 were 29% above Sept 2015 and year over year our third quarter of 2016 is more than 50% stronger than the 3rd quarter in 2015.We are seeing some consistency in the days on market and sale prices from the second quarter in 2016. The total number of listing sold for the 1st 3 quarters of 2016 is 412 which is 4 % higher than all of 2015 which saw 396 listings sell, 2016 will end up being a very very strong year. Our market is on track for the 4th or 5th strongest year ever, stay tuned.
The Banff Ski Swap will be at the Banff Elementary School October 14th and 15th , which Brad is again helping to co-ordinate. The Mountain Guides Ball is an annual gala event that brings together members of the mountain community to celebrate our mountain culture and raise funds for various worthy causes. Each year, a Patron is honoured for their long-time contribution to Canada’s mountain community. The Chateau Lake Louise serves up a gourmet multi-course dinner with wine. The evening’s final hours are spent socializing and/or dancing.
