Canmore Real Estate Newsletter June 2017

4th Highest Sales Volume in last 10 Years

Spring in the Rockies is such a wondrous time.  Canmore and Banff are enjoying a fantastic Spring after a phenomenal ski season.  We have had some great Spring weather and are looking forward to a busy Summer season.  The Mountain Market has returned and Glen’s fruit truck is returning this month and every Thursday until October 5th!

We are finally seeing our seasonal increase in the listing inventory, so now is a great time to be looking for your new Canmore home.  Month over month increase in listing inventory was up 10.1%, but it is still trailing the increase over the same period last year which was 17.3%.  Seeing this, we are still lacking inventory, so if you were wondering when the right time to list your home would be, there is a very good chance that the time is now.

The month of May 2017 was the 4th strongest for total number of sales in the market, just 2 sales away from the highest sales volume month in the last 10 years.  As a part of this great month we saw an increase of 300% in the number of sales of single family homes over April 2017 (12 sales vs 4).  The other market segments prices were quite consistent, but will be more recognizable next month as we will be wrapping up the 2nd quarter of 2017.

The short term traffic congestion in Canmore is planned to get a lot of relief as Main Street is set to re-open before July 1st.  Speaking of July 1st the town is excited for Canada Day festivities and the amazing Canmore and Banff Canada Day parades.

Both Brad and Drew are looking forward to summer and as always we will be available to help in the sale or purchase of your Canmore home throughout the entire summer.  Please let us know how we can help.

Starting April 28, 2017, purchase any eligible energy-efficient refrigeratorclothes washer, or smart thermostat and then use the application available on-line at https://www.efficiencyalberta.ca/online-rebates/ and upload your receipt. A rebate cheque will be issued in six to eight weeks.

These rebates are helping to make energy-efficient appliances more affordable for Albertans. And, once you’ve purchased an energy-efficient refrigerator, clothes washer, or smart thermostat, you’ll immediately begin to save money on your energy bills too.

There is a limit of two products, per category, per address. But don’t let that stop you—check out the eligible products, and start saving.

There are also Home Improvement Rebates: Work with a participating Alberta contractor to increase your at-home energy efficiency with improved insulation, upgraded windows and tankless water heaters—all at a great discount.

The more energy your home-improvement project saves, the more money you’ll get back in rebates—that’s the promise of Energy Efficiency Alberta’s Home Improvement Rebate program’s performance-based rebates.

We recommend getting at least three quotes from registered contractors, who will be able to provide more details and an estimate of your rebate based on your home’s existing insulation, windows, and hot water heater.

To help you protect yourself from illegal or predatory business practices, we’ve put together some tips on how to stay safe. Go to https://www.efficiencyalberta.ca/consumer-protection/ for more information.
