Highest sales volume since May 2007
As we move through September we are seeing that the leaves are starting to turn, children are back in school, and with that we know that fall has arrived here in Canmore! We have seen some stunning days as of late with bluebird days and temperatures that allow us to enjoy all our glorious mountain activities including biking, hiking and more. Although still a while away we are starting get excited for the winter and ski season coming in the next few months. Frozen Thunder at the Canmore Nordic Center is scheduled to open for skiing Oct 22nd with Downhill skiing at the local Mountains to start shortly after that.
The Canmore Real Estate Market has continued very strong with August 2016 being the busiest month since May 2007 with 62 sales and year to date 2016 being the 4 highest sales volume ever! Prices have remained quite stable as many buyers continue to be drawn to Canmore to live full or part time. Our local economy has been very strong with a fantastic summer overall, this from many of the local companies we have spoken to. With the low Canadian dollar we are finding many Canadians are staying home for their vacationing and Americans are starting to come back to Canada, as the varied license plates we saw around town this summer would attest.
In the month of August we saw the townhome market grab a large portion of the sales while the single family home sales volume increased as well and the apartment condos inventory level stayed quite consistent with that of July. Our total market listing inventory is down 10.2% for Aug 2016 year over year and our number of months of supply of inventory has fallen from an annual average of nearly 6.5 months of inventory for the last 12 months to now just under 4 months partially attributed to large number of sales in Aug and dwindling volume of inventory. I feel this will ease slightly as we move into the last part of the year in 2016. This tracking suggests we may be moving from the balanced market we have been experiencing earlier in the year towards a sellers’ market though I feel we will move back into a balanced market with the typical seasonal slowdown toward the end of the year. The Canmore Ski swap will be Thanksgiving weekend at the Canmore Collegiate High School Oct. 7th and 8th and Banff ski swap will be the following weekend at the Banff Elementary school Oct 14th and 15th which Brad is again helping to co-ordinate, stay tuned for more details.
