Call to invest so we can 'flourish'
The National Growth Areas Alliance (NGAA) has made a formal submission to the Federal Government’s 2017 Budget process, calling for critical investment in growth suburbs like Penrith. NGAA Chair Glenn Docherty said: “The Government has acknowledged that people living in Australia’s fast-growing outer suburbs are worse off than their inner metropolitan counterparts. Despite this, the level of investment required continues to lag. Our fast-growing outer suburbs are providing affordable housing for Australia’s growing population. But they are not getting the investment needed to allow both residents and businesses to flourish." Penrith joined the NGAA (which is calling on the Government to commit to a dedicated investment package for strategic roads and rail and other transformational projects) when it launched its ‘Fund our Future’ campaign in early 2016. Jump in land values in Penrith
There has been a strong increase in land values throughout the Penrith Local Government Area (LGA). Rural land values jumped by 36.6% from 2015 to 2016, while commercial and industrial land values saw increases of 13.5% and 11% respectively. The Valuation Report for Penrith LGA, compiled by independent valuers for the NSW Government Valuer General, stated: “Penrith Council continues to be proactive in positioning itself for further growth, as evidenced in a number of studies, partnerships and strategic planning initiatives undertaken within the last few years. For example, the formation of Western Sydney Rail Alliance (formed in 2016) brought together both Penrith and Liverpool Councils and key landowners working collaboratively to advocate for essential future rail infrastructure for the region. Ending the divide with walkable cities
The Committee for Sydney’s latest report Adding to the Dividend, Ending the Divide 3 shows that Western Sydney’s sprawl and poor access to walkable areas is contributing to adverse health outcomes. The report states: “Integrated land and transport planning must take the health outcomes of walkability, density and agglomeration into account... This is not only for new areas of investment. We must also renew our existing town centres to create walkable agglomerations of jobs, services and public transport connectivity. Only by retro-fitting our existing centres can we deliver on an accessible 30 minute city.” Download the report (4.5MB pdf)
Council has approved a six-storey residential flat building at 8-10 Fulton Street, Penrith (pictured). The development includes 29 apartments (6 x 1 bedroom and 23 x 2 bedroom apartments). Off-street car parking for 37 vehicles is also to be provided underground. The $7 million development, designed by MSK Architects, includes a rooftop communal space.
Development applications have also been received from Pretech Pty Ltd for two $2.3 million developments in Werrington. The first is at 76-80 Lethbridge Avenue and includes 12 town houses and associated car parking. The second is at 97-99 Princess Street and includes 13 town houses and at-grade parking for 28 vehicles.
The Northern Rd upgrade
Work will start mid-2017 on The Northern Road, between Glenmore Parkway and Jamison Road at South Penrith. The work to be completed by Lendlease includes widening The Northern Road to provide four lanes in each direction (three general traffic lanes and a kerbside bus lane) and building a new bridge over the M4 motorway. Lendlease Managing Director Craig Laslett said: “This work will improve road transport capacity ahead of the opening of the new Western Sydney Airport and future traffic demand… we’re excited about helping unlock the economic potential of this growing region and creating jobs in the process.” The upgrade is expected to be completed by 2020.
