Happy April! There is a lot going on this month, with Spring Break weeks, Passover beginning at sunset on April 19th, Easter on April 21st, Long Beach Grand Prix April 12-14, Children Today Bacchanalia fundraiser April 6, Young Horizons Wine & Cheese fundraiser April 11th.
Mini-Split Air Conditioning units

Are you familiar with these appliances?  Some call them "Japanese air conditioners". They require no ducting, are about half the price of a full unit, and can wonderfully cool or heat a space for less money.

Mini-splits have two main components: an indoor air handling unit, and an outdoor condenser.  A hole through the exterior wall is required for the electric, refrigerant and drain lines. Systems with multi-zones and remotes can be purchased for $1300-$4000, depending on your need.

I've now represented sellers in 3 sales that have this system, and they have all been very happy with it. It's a great solution, too, for additions that don't have ducting. They are quiet, efficient, have no operating emissions, and are solar-friendly.   They can be purchased through home improvement stores and online retailers.

Follow up on KonMari

Last month I highlighted the tidying up approach of Marie Kondo, called the KonMari Method. Here's a little more, as you continue your spring cleaning. Things your kids don't want...   AND the annual Shred and e-Waste event at our office.

Client Appreciation Events

'Tis the season when I start to plan this year's client appreciation events.  Coming up? A frozen yogurt event at Tutti Frutti in east Long Beach, a Duffy boat ride, and a wine and paint night. Which would you like to attend?  Dates to be announced in May, so stay tuned! You can also text/email/call me to let me know which, specifically, you want to attend.
p.s. Save the date for the 2019 Gratitude event, aka "The Pie Party", on November 26th.

Congratulations to my client who opened escrow on his home of 30 years this month, with 7 offers and well over list price. This spring market is HOT! Call me for more information on how to get the most for your property, or the best deal as a buyer.

Final Funny:
Q: Why shouldn't you tell an Easter egg a good joke?
A: It might crack up!
Congratulations to the Toumberlin family. We sold their home after just 1 day on the market, and for over list price.  I wish them well in their new life chapter in Texas, and I miss them!
The average sales price in 90815 increased 6.2% in the 12 months ending March 2019, over the prior 12 months. 90706 is up 2.2% over the same period, and 92867 is up 9.8%. Days on Market (from date the home is on the MLS until pending sale or closed) averaged 32-33 days in those zip codes. If you'd like to see how your zip code fared, or would like an updated, free home evaluation, please email/text/call me, and I'd be happy to answer any questions.
