Happy April! There is a lot going on this month, with Spring Break weeks, Passover beginning at sunset on April 19th, Easter on April 21st, Long Beach Grand Prix April 12-14, Children Today Bacchanalia fundraiser April 6, Young Horizons Wine & Cheese fundraiser April 11th.
Mini-Split Air Conditioning units

Are you familiar with these appliances?  Some call them "Japanese air conditioners". They require no ducting, are about half the price of a full unit, and can wonderfully cool or heat a space for less money. 

Mini-splits have two main components: an indoor air handling unit, and an outdoor condenser.  A hole through the exterior wall is required for the electric, refrigerant and drain lines. Systems with multi-zones and remotes can be purchased for $1300-$4000, depending on your need. 

I've now represented sellers in 3 sales that have this system, and they have all been very happy with it. It's a great solution, too, for additions that don't have ducting. They are quiet, efficient, have no operating emissions, and are solar-friendly.   They can be purchased through home improvement stores and online retailers.

Client Appreciation Events

'Tis the season when I start to plan this year's client appreciation events.  Coming up? A frozen yogurt event at Tutti Frutti in east Long Beach, a Duffy boat ride, and a wine and paint night. Congratulations to the Toumberlin family. We sold their home after just 1 day on the market, and for over list price.  I wish them well in their new life chapter in Texas, and I miss them!
MARKET UPDATE
The average sales price in 90815 increased 6.2% in the 12 months ending March 2019, over the prior 12 months. 90706 is up 2.2% over the same period, and 92867 is up 9.8%. Days on Market (from date the home is on the MLS until pending sale or closed) averaged 32-33 days in those zip codes.
