Craig Bytes

A byte is the smallest group of information that a computer can process in one chunk or bite. The bits in a byte are processed together and, more importantly for us, the byte is presented to us in a form that we can understand.

This monthly newsletter is a soundbite of what is happening in the North Shore real estate market. Read it and use it to impress your friends...not too much though or you'll sound like a know-it-all.

Home Buyer and Seller Activity Outpaces Historical Averages

Here were some of the topical issues in February:

  • Is a further interest rate cut likely?
  • Will BC reduce the Property Transfer Tax?
  • Foreign buyers are still driving the market. Why does no one actually have any firm statistics other than anecdotal?
  • Would any level of government - Federal, Provincial or Muncipal - enact any mechanism to slow the appetite of foreign buyers? West Vancouver residents and real estate industry participants held a lively session to discuss curbing the construction of "Mega Homes"

West and North Vancouver are still hot, hot, hot. 

Local buyers are buoyed by the Bank of Canada continuing a policy of low interest rates. Foreign buyers are encouraged because this part of the world is beautiful, (comparatively) cheap and, frankly, there to be bought.

Homeowners are taking advantage either to downsize or simply take a tax exempt profit on their residences.  

It is a Seller's market in certain white-hot parts of the North Shore and a more balanced market in others.
