This monthly newsletter is an easy-to-digest round-up of April real estate in Vancouver with particular emphasis on the North Shore. Let's face it, in some shape or form everyone is interested in the real estate market. Whether it is buying, selling, working in the industry or a sector that relies upon real estate. Whether you have certain views on foreign investment. Whether you have the $52M to buy THAT home in Vancouver's Westside, a lane way house in Burnaby or a converted shipping container. Yes, we are all interested because owning your own home is still one of life's dreams.
Regardless of your views on foreign investment, I believe that to effectively represent my clients I need to have (what US foreign policy refers to as) a "tilt to China".
This month I visited China for the 3rd time in the past 12 months. Shanghai was a day and a half of meetings and sight-seeing.
Then off to the Beijing Spring Property Expo the largest property expo in China annually. I joined Re/Max colleagues from LA, San Fran, NYC.
It is important to engage with Chinese enquiry at "source". That allows me to speak to my clients' listings directly with those interested in buying. I met with representatives from the two largest real estate marketing websites - Juwai.com and Fang.com - and with the owner of the Re/Max Beijing Franchise. They all expressed that their clients have a focus on Canada for all the right reasons - politically stable, ethnically-friendly and culturally diverse with a focus on the education of our youth.
My belief is that this wave of investment will continue into beautiful BC and support the price surges we are seeing in Vancouver.
The solution? Buy real estate.

Home Buyer Demand Outpacing Supply Across Metro Vancouver
Does this sound like Groundhog Day? You bet! Homes, particularly single-family/detached, are moving very quickly.
Strong demand coupled with below average home listing activity has created a strong seller's market.
The Real Estate Board of Greater Vancouver reports that residential property sales in Metro Vancouver:
reached 4,179 on the MLS® in April 2015.
a 37 % increase compared to the 3,050 sales recorded in April 2014
a 2.9 % increase compared to the 4,060 sales in March 2015.
April sales were 29.3 per cent above the 10-year sales average for the month.
new listings for detached, attached and apartment properties in Metro Vancouver totalled 5,897 in April which represents a 0.9 % decrease compared to the 5,950 new listings reported in April 2014.
the total number of properties currently listed for sale on the region’s MLS® is 12,436, a 19.8 % decline compared to April 2014 and an increase of 0.5 per cent compared to March 2015.
The sales-to-active-listings ratio in April was 33.6 %. This is the highest that this ratio has been in Metro Vancouver since June 2007.
