Welcome to Alice Estate, a globally unique property situated on the Jukskei River, located within 15 minutes from the Lanseria International Airport. This plot is approximately 23 hectares and located on the edge of the Cradle of Humankind – as such, it is protected from any land restitution claims and not subject to rezoning for the foreseeable future.
The estate's hillside location is absolutely choice, located on a 300 metre concave stretch of the Jukskei River. All buildings are above the 50 year flood line. It has many levels, terraced lawns and landscaping of low maintenance that employs a great deal of indigenous plantings and flora such as succulents.
The original owner of the property sought to replicate certain features of the famous North Wales, UK model village Portmeirion, and began his program in the early 1970s, employing disparate and contrasting architectural styles in the manner of the Welsh original. The new owners acquired the property in 2001 in run-down condition and - in contrast – opted to synergise the architectural contradictions.
They employed a Portuguese project manager with a team of nine skilled Mozambican artisans to re-equip, re-style, extend, renovate and re-brand the overall look of the estate, a project which took more than 10 years. The result is an integrated architectural signature in pale limestone with highlights off ivory on mouldings and details. The result is a classical rendition of period Portuguese Mediterranean style.
In the early millennium, the property was opened as a detox centre with state-of-the-art facilities that include a kitchen and cold room in addition to the an ozone pod; mineral bath; FAR infrared; flotation tank; sound room; massage room and doctor’s consulting room.
The facility operates for some 6 months of the year and clients spend 4 to 5 nights in luxurious accommodation on a minimal diet or water fast program, Veronique Fraise who operates this centre is acknowledged to be the leading detox practitioner in Southern Africa and as such the facility has a an enviable reputation.
The property has 3 swimming pools, a fishing dam, and a fishpond central to the drive-in / out driveway.
Water is drawn from the river via pump system and purified through sand filters, activated carbon and ultra violet treatment to be used in toilets and baths / showers. There is a reverse osmosis system in the kitchen for drinking water. Lawns have Rainbird sprinkler systems.
The Mozambican staff – 3 from the original build team - are excellent and know the property intimately in terms of electrical, plumbing, irrigation and pumps. They are also skilled builders.
The estate is currently a working detox centre but could equally be a spa, boutique hotel – or a private estate for a fortunate family.
It is offered for sale with all major furniture, which was selected or custom-made for its interiors. Artworks and certain pieces will be price added as would agricultural machinery and any vehicle required.
