Exciting News at All About Property Management

As some of you may already know I will be taking 3 months maternity leave from Christmas but rest assured it will be business as usual. I have carefully selected an excellent property manager to look after things while I’m on leave and I will still be available to oversee things if required but I’m confident you will be in very good hands.

Meet Kate
We have Kate Coster joining us until the end of March 2015. Kate comes to us with over 10 years’ experience in Residential Property Management as well as Commercial Leasing and Body Corporate. She has worked for some very reputable companies and has a lot of enthusiasm and experience to bring to the business.

Christmas News and Hours

With the holiday season just around the corner, we are getting into the Festive Spirit!  For our managed landlords we have offered them an opportunity to say Thank You to their tenants by arranging Westfield Vouchers on their behalf. This was a big hit last year with our tenants and we found that when tenants feel appreciated they are more inclined to take good care of the properties and meet their tenancy obligations. If your tenants are happy they remain very loyal and as a landlord you benefit from lower vacancies.

From All About Property Management we also like to find ways to say Thank You to our tenants and let them know we appreciate them. Each year we offer every tenant the opportunity to receive a bonus $100 Westfield Voucher simply by being entered into our Christmas draw. There is a catch, they must be up to date and one weeks rent in advance with their rent and have all water rates paid up to date when we do the draw. This is a great way to ensure tenants are keeping up to date with their tenancy obligations so we can minimise arrears for our landlords over the holiday season.

Our business hours over the Christmas and New Year break will be as follows:

24th December 2014– 9am to 1pm
Christmas Day – Closed
Boxing Day - Closed
27th December to 31st December – The office is closed but we are available via mobile for anything urgent
1st January 2015 – Closed
2nd January 2015 – Closed
3rd and 4th January 2015 – Kate will be available via mobile for anything urgent
The office will resume normal business hours from Monday 5th January 2015

Interesting Tales from the Tenancy Tribunal

Unauthorised electrical work on rental property

The Electrical Workers Registration Board (EWRB) recently prosecuted three men carrying out non-authorised electrical work.

These latest convictions bring the number of prosecutions brought by the EWRB to 16 over the past 12 months.

On 15 July, a Milford man pleaded guilty in the North Shore District Court to the charge of carrying out work requiring a certificate of compliance. The defendant was not in a position to issue a certificate of compliance for the work as he was not a licensed electrician.

The man was fined $1500 and ordered to pay court costs and solicitor's costs.

The EWRB is one of MBIE's regulatory authorities. It was established in 1992 and is responsible for the ongoing competency of over 30,000 registered electrical and electronic workers in New Zealand.

Part of the function of the Board is to exercise disciplinary powers and to prosecute where necessary under the Electricity Act 1992.

In the other prosecutions, two men pleaded guilty in the Wellington District Court to performing unauthorised prescribed electrical work on a Newlands rental property, which was tenanted by one of them.

A Johnsonville man was fined $2,500 and ordered to pay solicitor's fees and a Newlands man was fined $600 and ordered to pay court costs and solicitor's costs.

EWRB Registrar John Sickels says, "I cannot stress how important it is for people to ask upfront to see an electrical worker's practising licence, to ask if the work they are doing for you requires certification, and to make sure you get the certification if it is needed."

The EWRB website contains everything consumers need to know about the scope of electrical work that can be done by a non-professional and what needs to be carried out by a licensed electrical worker.
