Recent Market Activity on Gabriola

Since January 1st, 2015

There are currently 102 MLS listings for sale on Gabriola, 37 of these are lots and acreage. In the first quarter of 2015 there were 18 sales, 5 of which were lots and acreage.
The homes sold in the price range of $148,500 – $758,000. Of the 13 homes that sold, 2 sold under $200,000, 9 sold in the range of $200,000 – $400,000, and 2 sold over $400,000.
There was an approximate 12% increase in the number of sales for 2015, year to date, compared to last year’s 16 sales, 5 of which were lots and acreage, for the first quarter of 2014. 
The total dollar value of sales for the first quarter of 2015 was $4,552,000 compared to $7,683,000 for the first quarter of 2014 (this was greatly affected by a single sale of $3,100,000 in 2014 – if this sale is disregarded the adjusted amount would be $4,583,000).

Vancouver Island Real Estate Board Current Market Trends
Sales volume for the Board area (central and northern Vancouver Island) is up 19% year over year. Inventory levels are lower. Prices are up 3% on average, with the exception of prices in Port Albernie and the Gulf Islands which are down.
The real estate board uses the Multiple Listing Service Home Price Index to report price trends by determining the value of a typical ‘benchmark’ home for the area concerned. This offers a more realistic look at values rather than using average or median prices which are affected by the mix of homes sold within a time frame.
The MLS benchmark price for Vancouver Island for March 2015 was $326,800 as compared to $316,600 12 months ago.
The MLS benchmark price for the Gulf  Islands for March 2015 was $255,400 as compared to $263,300 12 months ago.
British Columbia Real Estate Association Forecast
BCREA has forecast a rise of 2.4% in the number of residential sales in BC for 2015. “Stronger economic conditions at home and abroad combined with favorable interest rates and population growth are expected to bolster provincial housing demand over the next two years.”

Spring Activities on Gabriola
