There are currently 79 MLS listings for sale on Gabriola: 37 of these are vacant land and 42 are homes. There were 108 sales in 2015, 22 vacant land and 86 homes, a 15% increase compared to the 94 sales of 2014.
The homes sold in the range of $123,000-$929,000. There were 12 home sales under $200,000; 32 sales between $200,000-$300,000; 20 sales between $300,000-$400,000; 13 sales between $400,000-$600,000; and 9 sales over $600,000.
Land sales ranged from $42,000-$349,900; 13 land sales up to $90,000 and 9 sales between $175,000-$350,000.

"Housing Market Ends 2015 on a High Note
Housing sales in the VIREB area decreased in December, reflecting seasonal market conditions, but annual sales volume rose 13 per cent over 2014.
BCREA Chief Economist Cameron Muir predicts that housing sales in 2016 will remain robust throughout most of the province although we may not see the same level of acceleration that presented in 2015. “The housing market is in a very healthy position heading into 2016, fueled by consumer demand and low interest rates,” said Muir. “Lack of inventory throughout much of the province will see home buyers competing for properties, particularly in the single-family-detached market.” Although the Canadian economy improved in 2015, uncertain economic conditions will likely keep interest rates low, with any increase coming late in the year, if at all, said Muir. VIREB President Margo Hoffman confirms that the VIREB housing market is now in seller’s territory, primarily caused by inventory levels that steadily declined month over month in 2015."

"The forecast for national sales in 2015 has been revised higher, reflecting stronger than anticipated activity in B.C. and Ontario. National sales are now projected to rise by five per cent to 504,000 units in 2015, marking the second strongest year on record for home sales in Canada.
British Columbia is projected to post the largest annual increase in sales activity in 2015 (+21.4 per cent), while Alberta (-21.4 per cent), Saskatchewan (-10.8 per cent), and Nova Scotia (-5.1 per cent) will record annual sales declines."

Winter on Gabriola
