Congrats, we made it to summer! On behalf of all of us here at Mercantile Center, we hope you and your family enjoy a fun and safe 4th of July Holiday and summer.

As it remains a difficult and challenging time for all of us, we continue to be sensitive to how difficult this is for our tenants and their employees. Please know that our efforts following the recent re-entry into your workplaces are focused towards creating a seamless transition back.

As phases progress, we continue to heed advice from government authorities and the Commonwealth of Massachusetts, while also continuing to diligently consult with various entities for their expert opinions on processes and protocols in order to maintain a safe work environment.

Making Mercantile Center a wonderful place to work for our Tenants is a priority, especially during the summer with safe outdoor seating when the scenery is at its best!

To that end, you may have noticed our planters on the Plaza and outside of 120 Front Street, as well as our social distanced tables and chairs.

Mercantile Center's Management Office Has Moved Floors!

Mercantile Center's management office will be relocating from the 10th Floor of 100 Front Street to the 2nd floor (Suite C207) adjacent to the 2nd floor parking garage footbridge.

In addition, you may notice various newly updated signage in the 100 and 120 Front Street lobbies as well!

Franklin Realty Advisors Introduces a New Housing and Recreation-Based Master Plan in Southbridge!

At the center of the former American Optical headquarters, three new pond fountains and a master plan by Southbridge Associates, LLC, Owner and Operator of the Southbridge Innovation Center and an affiliate for Franklin Realty Advisors LLC, identified $15 million in improvements to yield public access for hiking, biking and kayaking.

During the ceremony, the pond (formerly named Lensdale Pond) was renamed Southbridge Pond as spectators followed the announcement with a count down, and officials turned on the switch to the new fountains.

Mercantile Center's Managing Director, Chip Norton, also Owner of Southbridge Innovation Center and Manager of Franklin Realty Advisors LLC said, “These iconic fountains are a reminder of the water jets that used to shoot here as a part of the former American Optical property. It is those water jets that were the true inspiration for the new fountains we are unveiling here today.” Chip continued, “The stunning new features and design of the fountains provide a sense of serenity and beauty to Southbridge Pond. They enhance the daytime lure of this landscape, while also creating a spectacular picturesque view when lit up at night.”

The media event featured a photo opportunity highlighted by a backdrop of the fountains being shot into the air, creating a new picturesque feature for the Town of Southbridge.

We Look Forward to Seeing You When We Return!


As you may know, Fitness studios (which is the umbrella for yoga studios) are part of Governor Baker's Phase 3 opening plans. In order to create a safe environment in which Fitness classes start up again, we expect to do so upon entering phase 3.

The Mercantile Center Studio is a spacious area, which allows us the ability to easily maintain a safe distance for each yogi and fitness enthusiast who wants to participate. 

A few items to note at this time:

1. When the STUDIO re-opens, we ask that each participant bring their own mat (which most of you already do).

2. We have coordinated with the instructors, and it has been determined that participants either not use blocks at all during the practice, or that you purchase and bring your own blocks. 

3. At this time, we won't offer any hands-on assistance until there is further development and clarity on the COVID-19 situation. This will be an on-going decision that we will make carefully.

Remember, July is...

There could not be a more fun (or currently more needed) National Awareness Month than Ice Cream during July!

As the summer reaches peak temperatures, Americans celebrate National Ice Cream Month as a way to cool off and enjoy the nation’s favorite frozen treat with family and friends. Ice cream has historically been a key feature of American communities.

According to an IDFA survey, most ice cream companies are family owned and have been in operation for more than 50 years! Here’s more sweet news: Ice cream companies help support the U.S. economy, contributing more than $39.0 billion to the national economy and creating more than 188,000 jobs in communities across the country.
